Our secure intake process begins when you share details about the property you are selling, target markets, timeline, and investment objectives. We use this information to create a customized property identification plan that aligns with your 45-day identification window.

All information is handled securely and used solely for property matching purposes. We do not share your information with third parties without your explicit consent.

Property Matching Workflow

Our property matching workflow includes market research, tenant credit screening, lease term analysis, and financial modeling. We identify properties across all 50 states, with particular expertise in Baltimore, MD and Mid-Atlantic markets.

Each property brief includes tenant credit scores, lease term summaries, yield calculations, and compliance verification. We provide daily updates and milestone tracking to ensure you meet every deadline.

Coordination with Third Parties

We coordinate with Qualified Intermediaries to ensure document flow and deadline compliance. While we are not a QI, we help investors connect with qualified intermediaries and prepare identification documentation.

We also coordinate with lenders to verify financing requirements and ensure replacement properties qualify for loans within the 180-day closing window. Our team works with title companies, inspectors, and other vendors to streamline the verification process.
